Gas safety checks
Fixed gas appliances and pipework tested by a licensed gasfitter.
Required every two years under the Residential Tenancies Regulations 2021 (Vic), regulation 26.
On the day
- All fixed gas appliances, including cooktops, heaters and hot water
- Gas leak, negative pressure and carbon monoxide testing
- Appliances and filters cleaned
- Burner, fan, aeration and thermostat tested
- Wiring, connections and control board tested
- Unsafe appliances isolated immediately and reported the same day
What you get
- A gas compliance certificate from the attending gasfitter
- A report of every check and finding
- Your next due date, two years from completion
Who signs it off
A licensed gasfitter carries out the check. Find the report and any externally issued certificates with your property records.

How often does a rental need gas and electrical safety checks?
Every two years under the Residential Tenancies Regulations 2021 (Vic). Each check is due two years after its last completion, not from the lease date or calendar year.
How often do smoke alarms need to be checked?
Every twelve months. Each property has a separate smoke alarm due date, alongside its two-year gas and electrical cycles.
What happens if a check goes overdue?
The rental provider remains responsible. We send reminders before checks are due, and the portal shows overdue checks first so you can arrange a visit.
