What we check
Three obligations, three cycles, three different people qualified to sign them off. Here is what each visit actually involves.
- Electrical safety checkEvery 2 yearsA licensed electrician tests the switchboard, the circuits and every socket, then the two-year clock restarts from the day it is done. From $165.00What is involved
- Gas safety checkEvery 2 yearsEvery fixed gas appliance and the pipework behind it, tested by a licensed gasfitter on the two-year cycle the regulations set. From $165.00What is involved
- Smoke alarm checkEvery 12 monthsEvery alarm tested once a year, batteries replaced on the visit, and end-of-life alarms flagged before they start chirping at 3am.From $99.00What is involved
What we do not do
We do not issue the certificates. A Certificate of Electrical Safety comes through Energy Safe Victoria from the electrician who did the work, and a gas compliance certificate the same way from the gasfitter. Any provider suggesting otherwise is describing something that is not the actual document.
What we do is everything around it — the date, the booking, the tenant, the certificate on the property record the moment it is issued, and a report saying what was checked and what was found.
What we will not pretend to do
We do not lodge anything with a regulator on your behalf, and we do not sync with your rent roll software. Properties come across on a spreadsheet, once, and stay in step from there.
Being clear about the edges up front saves a difficult conversation in month three.
