A compliance business that stayed the size of its region

We carry out rental compliance inspections across Sunbury and the Macedon Ranges. We are small on purpose, and the reasons are worth stating.

Compliance is not a complicated service. It is one where being reliable matters more than being clever, and where the failure is quiet: nobody notices a missed date until something has already happened.

So we built the business around the boring parts. One region, so a technician is twenty minutes away and access attempts actually succeed. Licensed people doing the work they are licensed for. And a system that holds a separate date for every check on every property, because that is what the regulations create — any simplification of it is a date that will be wrong.

Two people run the office. That is a deliberate constraint rather than a stage we are trying to grow out of, and it is why so much of the work sits in software: the reminders, the tenant texts, the certificate filing, the invoice draft. A third person would have been cheaper than building it. It would also be less reliable, and the whole product is a promise about reliability.

If your rent roll is spread across metropolitan Melbourne, the honest answer is that we are the wrong provider — and you will hear that in the first conversation rather than after you have moved.

How we handle the things that go wrong

Every compliance business has these situations. What separates them is what happens next.

  • A failed check is a finding, not a hidden repair

If an RCD fails or an appliance is unsafe, it is recorded against the job with photos, reported to you, and quoted separately. What never happens is a check quietly marked as passed because the repair was booked.

  • Anything unsafe is isolated on the spot

Not written up for somebody to read next week. You hear from us the same day.

  • A wrong date is corrected with a reason attached

Changing a compliance date needs a reason, and it writes a log entry nobody can edit or delete — including us.

  • Failed access is ours to chase

We tell you the same day what we tried, and we do the follow-up. A second visit is only charged where the tenant was texted, reminded and still did not provide access.
