One property. Three dates. They never line up.
Do the electrical check in March and the smoke alarms in September, and that property now has two dates that will never converge. Add gas and it is three. Multiply by four hundred properties and it stops being a diary problem.
Compliance rarely slips because someone ignored a date. It slips because nobody could see it. So we hold a separate date for every check on every property, and completing one never moves the others.

How it works

Your list comes across once
Upload your properties with whatever dates you hold. Map the columns, see the errors, preview the result. Gaps show as never checked rather than being quietly filled in.

We watch every date
Each check has its own clock. Reminders go out on the schedule you set, and anything overdue sits at the top of your list until it is not.

We book it and text the tenant
Date, arrival window, reminder the day before. If nobody is home we follow up and tell you the same day what we tried.

The paperwork files itself
The technician signs off in the field. The certificate lands on the property, the report is generated, the next date moves on, and your invoice drafts in Xero.
Local technicians, properly licensed
Every gas check is done by a licensed gasfitter and every electrical check by a licensed electrician. We hold their licence details and their expiry dates, and a job will not go to somebody whose licence has lapsed.

How often does a rental need a gas and electrical check?
Every two years, each of them. The clock runs from the date the last check was done — not from the lease, and not from the calendar year — so two properties you took on in the same month can easily have dates eighteen months apart.
And smoke alarms?
Every twelve months. Because it is annual and the others are two-yearly, the smoke alarm date drifts away from the rest almost immediately. That is why we hold a separate date for each check rather than one date per property.
What happens if a check goes overdue?
The obligation sits with the rental provider, but you are the one who gets the phone call. We chase the date before it lands rather than reporting it after: reminders go out on a schedule you set, and anything overdue is the first thing on your screen when you open the portal.
Do you issue the certificates?
No, and nobody in this industry can. A Certificate of Electrical Safety is issued through Energy Safe Victoria by the electrician who did the work, and a gas compliance certificate the same way by the gasfitter. What we do is upload it against the job the moment it comes through, so it is on the property record and you can download it whenever you need it.
Who arranges access with the tenant?
We do. Once a visit is booked the tenant gets a text with the date and the arrival window, and a reminder the day before. Your team is not the go-between, and the tenant never has to log in to anything. If we cannot get access we tell you the same day and say what we tried.
