Three dates per property, not one
Gas, electrical and smoke alarms run on different cycles, so we hold a separate date for each. Doing one never quietly moves the other two.
Chased before it is late
Reminders go out on a schedule you set — usually 90, 30 and seven days out — by email or text, to the people at your agency who should get them.
We deal with the tenant
We text them the date and the window, remind them the day before, and follow up if nobody is home. Your team stops being the switchboard.
Certificates where you can find them
Every certificate and report is filed against the property as soon as it is issued. Download it at 11pm, or ring us in the morning and we will send it.
Overdue is the first thing you see
The portal opens on what is overdue and what is next, in that order. It is the only thing in the whole interface allowed to be red.

Bring your properties across on a spreadsheet with the dates you already have. Map the columns, see the errors, preview the result, then commit.

It takes one upload. Export your properties with whatever last-check dates you hold, map the columns once, and see every error before anything is saved. Nothing commits until you accept the preview, and a property with no history shows as never checked rather than being given a guessed date that hides the gap for two years.
“Our team will still end up chasing tenants.”
They will not. Once a visit is booked the tenant gets a text with the date and the arrival window, and a reminder the day before. If access fails you hear from us the same day with what we tried. The tenant never creates an account and never deals with your office about it.
“We honestly do not know where we stand right now.”
Almost nobody taking on a rent roll does, and pretending otherwise is how it stays that way. Load what you have, gaps included. The first thing you will see is an honest overdue list — uncomfortable for a week, and permanently better than not knowing.
“What if one of the dates is wrong?”
A date can be corrected, but never quietly: it needs a reason, and the change is written to a log nobody can edit or delete — including us. If somebody moves a compliance date, the record says who, when and why. That is what makes the dates safe to hand over in the first place.

What agencies ask before they move
Who arranges access with the tenant?
We do. Once a visit is booked the tenant gets a text with the date and the arrival window, and a reminder the day before. Your team is not the go-between, and the tenant never has to log in to anything. If we cannot get access we tell you the same day and say what we tried.
Can we move our rent roll across without re-typing it?
Yes. Upload a spreadsheet of your properties with whatever last-check dates you have. You map the columns once, we show you the errors before anything is saved, and you see a preview before it commits. If your dates are patchy we work through the gaps with you rather than quietly booking everything at once.
What does the portal actually show us?
Your properties, each check's status and next date, the history of every visit, and every certificate and report to download. You can request a visit, add new properties and follow a job from request to done at any hour — and the office is on the phone when you would rather ask. You only ever see your own agency's records.
What does it cost?
Per property, per check. The pricing page carries an indicative figure for each of the three checks and for doing all three on one attendance, every one of them excluding GST. Repairs are quoted separately and are never rolled into a check.
How quickly can you start?
An agency is usually set up within one business day, and the first properties can be booked as soon as your list is loaded. If a chunk of your portfolio is already overdue, say so on the form and we will plan the catch-up with you before you commit to anything.
