How often does a rental need gas and electrical safety checks?
Every two years under the Residential Tenancies Regulations 2021 (Vic). Each check is due two years after its last completion, not from the lease date or calendar year.
How often do smoke alarms need to be checked?
Every twelve months. Each property has a separate smoke alarm due date, alongside its two-year gas and electrical cycles.
What happens if a check goes overdue?
The rental provider remains responsible. We send reminders before checks are due, and the portal shows overdue checks first so you can arrange a visit.
Do you issue the certificates?
The attending electrician issues the Certificate of Electrical Safety through Energy Safe Victoria; the gasfitter issues the gas compliance certificate. We file each against the property when issued.
Who arranges access with the tenant?
We do. Tenants receive the visit date and arrival window by text, plus a reminder the day before. We notify you the same day if access fails.
Can we move our rent roll across without re-typing it?
Yes. Upload your property spreadsheet and existing check dates, map the columns and review errors before saving. Missing dates stay marked as never checked.
What does the portal show us?
Your agency's properties, check statuses, due dates and visit history, with certificates and reports to download. You can also add properties and request visits.
What does it cost?
Published rates are from-prices per property, per check, excluding GST. Repairs are always quoted separately.
How quickly can you start?
Agency setup takes a few business days. Visits are booked once your properties are loaded. Tell us about overdue checks so we can plan the catch-up with you.

Sunbury, the Macedon Ranges and Melbourne’s north and west: Gisborne, Woodend, Kyneton, Romsey, Craigieburn, Broadmeadows, Melton, Coburg, Essendon, Sunshine, Footscray, Preston and the suburbs around them. Nearby properties can usually be included.
