  • How often does a rental need a gas and electrical check?

    Every two years, each of them. The clock runs from the date the last check was done — not from the lease, and not from the calendar year — so two properties you took on in the same month can easily have dates eighteen months apart.

  • And smoke alarms?

    Every twelve months. Because it is annual and the others are two-yearly, the smoke alarm date drifts away from the rest almost immediately. That is why we hold a separate date for each check rather than one date per property.

  • What happens if a check goes overdue?

    The obligation sits with the rental provider, but you are the one who gets the phone call. We chase the date before it lands rather than reporting it after: reminders go out on a schedule you set, and anything overdue is the first thing on your screen when you open the portal.

  • Do you issue the certificates?

    No, and nobody in this industry can. A Certificate of Electrical Safety is issued through Energy Safe Victoria by the electrician who did the work, and a gas compliance certificate the same way by the gasfitter. What we do is upload it against the job the moment it comes through, so it is on the property record and you can download it whenever you need it.

  • Who arranges access with the tenant?

    We do. Once a visit is booked the tenant gets a text with the date and the arrival window, and a reminder the day before. Your team is not the go-between, and the tenant never has to log in to anything. If we cannot get access we tell you the same day and say what we tried.

  • Can we move our rent roll across without re-typing it?

    Yes. Upload a spreadsheet of your properties with whatever last-check dates you have. You map the columns once, we show you the errors before anything is saved, and you see a preview before it commits. If your dates are patchy we work through the gaps with you rather than quietly booking everything at once.

  • What does the portal actually show us?

    Your properties, each check's status and next date, the history of every visit, and every certificate and report to download. You can request a visit, add new properties and follow a job from request to done at any hour — and the office is on the phone when you would rather ask. You only ever see your own agency's records.

  • What does it cost?

    Per property, per check. The pricing page carries an indicative figure for each of the three checks and for doing all three on one attendance, every one of them excluding GST. Repairs are quoted separately and are never rolled into a check.

  • How quickly can you start?

    An agency is usually set up within one business day, and the first properties can be booked as soon as your list is loaded. If a chunk of your portfolio is already overdue, say so on the form and we will plan the catch-up with you before you commit to anything.

  • Which suburbs do you cover?

    Sunbury and the Macedon Ranges, and the suburbs right around them — Gisborne, Romsey, Riddells Creek, Woodend, Kyneton, Lancefield, Macedon, Diggers Rest, Bulla and Craigieburn among them. Anything on the edges usually goes out on the same run rather than as a separate trip.
