A licensed electrician tests the switchboard, the circuits and every socket, then the two-year clock restarts from the day it is done.

Every fixed gas appliance and the pipework behind it, tested by a licensed gasfitter on the two-year cycle the regulations set.

Every alarm tested once a year, batteries replaced on the visit, and end-of-life alarms flagged before they start chirping at 3am.

Where the dates line up, one attendance covers all three. Cheaper because it is one trip rather than three.

What every rate includes
- The attendance, by somebody licensed to carry out that check
- Texting the tenant the date, and reminding them the day before
- The report, generated and filed against the property
- The certificate on the property record as soon as it is issued
- Your next date, moved on correctly
- Portal access for your team, at no separate charge
What it does not
- Repairs
- A failed component is a finding, quoted separately. It is never rolled into the check, so the record stays honest about what was found.
- A second visit after failed access
- Charged only where the tenant was texted, reminded and still did not provide access. If we got the contact wrong, we wear it.
- GST
- Every figure on this page excludes it.
Questions about cost
Can we move our rent roll across without re-typing it?
Yes. Upload a spreadsheet of your properties with whatever last-check dates you have. You map the columns once, we show you the errors before anything is saved, and you see a preview before it commits. If your dates are patchy we work through the gaps with you rather than quietly booking everything at once.
What does it cost?
Per property, per check. The pricing page carries an indicative figure for each of the three checks and for doing all three on one attendance, every one of them excluding GST. Repairs are quoted separately and are never rolled into a check.
How quickly can you start?
An agency is usually set up within one business day, and the first properties can be booked as soon as your list is loaded. If a chunk of your portfolio is already overdue, say so on the form and we will plan the catch-up with you before you commit to anything.
